This self catering fully-furnished holiday bungalow is situated in a nice area of Perth City near the surrounds of delightful lakes and parklands in the Ballajura Estate.  It is only 12 km or about 15 – 20 minutes to the city business district.  The bungalow offers convenience, easy access to bus services, and you only need to cross the road to the Woolworths Supermart.  Located within walking distance from beautiful parklands and the Emu Lake, this is a nice location to stay for a holiday.   Or take a short drive along Beach Road right down to the beaches.

 

The Emu Lake at the Ballajura Lakes Estate is full of wild life. Watch the wild birds, ducks and Pelicans, cultured garden beds and wild flowers as you take a relaxing stroll along the beautiful lakeshore.  Entrance to Emu Lake is at Lakeshore Close, turn left at the T-junction then walk down the path beside the large park along the lake shore.  Or enjoy a barbeque at Paradise Quay at the lakeshore of Emu Lake – free gas supplied by the local council.  Nice place for eco tourism too.

This furnished self-catering bungalow is ideal for a relaxing family overseas stay, church group retreat or simply, just a nice place to make your day in Perth!   It is economical; you may share with your friends depending on the family sizes.  Or have this rental property for longer term stay.  Save on petrol and travel costs, this holiday house is so much closer to the Perth City and airport than outlying locations like Joondalup, Clarkson, Mullaloo, Parmelia or Quinns Rocks.

BOOKINGS

For all bookings or booking enquiries, please send email with details of (a) name, (b) telephone number, (c) your email address, (d) number of occupants, and (e) period of stay to: annesoon@iprimus.com.au.  Email is the preferred form of communication.  If you are recommended by a church organisation, or you are a repeat customer, indicate in your email for additional benefits.

Booking Deposit is required by direct funds transfer to our designated bank account within 3 working days through a bank or via internet banking.  Our Bank Account details in Perth will be provided to you if you are booking, and all transactions will be recorded.  A ‘Confirmation of Booking’ email with administrative instructions, full address etc. will be sent to you when the correct amount of booking deposit has been received in our account. Please show your ‘booking confirmation’ email to your Representative on arrival.

PLAN AHEAD AND BOOK EARLY

We recommend that bookings be made as early as possible.  For example, booking 6 months ahead gives you a good chance of securing the holiday rental on the dates that you want. A 20% booking deposit of the correct amount (or AUD$100 whichever is higher) must be made at the time of booking by cash or direct bank transfer into our account. The booking deposit is not refundable if the booking is cancelled (see notes under price table for full details). You will be provided with a confirmation email of your booking and details of the Representative in Perth.

You may enquire if vacancy exists at the bungalow if your booking is less than 3 months ahead of the period of your intended stay.

*         Booking deposits and rentals are not refundable.  Prices are firmed once booked.  Request for changes after confirmation of booking is considered a new booking and previous booking deposit will be forfeited.  The booking will be cancelled if you do not turn up.  Full rental is payable unless you advise us of your cancelled booking at least 4 weeks prior to the booked period.

*         We do not cover for loss or damages should the offered rental not be available due to circumstances beyond our control or unintended events.  However, unused portion of rents and booking deposits will be refunded for this instance.

*         If the period of booking includes peak and non-peak periods, prices will be computed corresponding to peak and non-peak period rates.  

*         EXAMPLE: Cost of rental for 2 weeks at $509 per week for 8 occupants = [$509 + (60X3)] X 2 = $1,378, i.e. proportional charges apply. This works out to about $12.30 per person per day for this spacious self-catering fully furnished accommodation.  Cheaper if you book longer.

*         Standard non-discounted prices are $540 pw non-peak, $649 pw peak, $749 pw super peak, Christmas and New Year $850

*         Inspection of the property can be arranged when the property is vacant.  Cost AUD$60 – paid directly to our agent who will arrange with you.

*         Late night check in between midnight 12 a.m. to morning 6 a.m. can be arranged.  Additional cost AUD$30.

*         We prefer to let it out on weekly rates.  For daily rates, please enquire separately by email.


PAYMENT TERMS

PICK UP AT AIRPORT TO BUNGALOW

TRAVEL INSURANCE

It is always advisable to buy travel insurance to cover yourself when going on a holiday. Travel insurance should generally cover for hospitalisation, sickness etc.


BUNGALOW RULES & USEFUL INFORMATION

CHECK - IN / CHECK - OUT

Check-in time: Anytime by prior arrangement and agreement (minimum two days advanced notice). 

Check-out time: Before 6:30 p.m. on the last day of stay or earlier. 1 day is counted as wholly or part thereof.  Anytime after 12 midnight is counted as part of the next day.  Prior arrangement with the Representative is needed to arrange the exact time for check-out.  Keys are to be returned at check-out.

Due to the need to prepare the premises for the next occupant(s), tenants must vacate with their belongings by the check out time.  The Representative reserves the right to enter the premises and remove any tenant belongings after the check out time to prepare premises for the next occupant(s).  The tenant will bear any incidental removal and disposal costs.

Security Deposit: The Representative will also collect an AUD$500 refundable security deposit from you on arrival. This is refunded (less electricity, gas, excess water and other charges) when you leave and return the keys to the Representative.

Payment Terms: Cash AUD$ upfront on arrival.

RULES AND REGULATIONS

The bungalow may fit more than one family easily, with 4 bedrooms and an additional large room that can be easily converted into a bedroom.  Let the Representative know of the total number of people.  The standard non-discounted price will be charged if the total number of people exceeds the declared number of lodgers (min 1 week charge) plus additional costs above the declared number of occupants.

Booking the bungalow means that you agree to the terms and conditions, as specified in the documents on this web-site.  The property will be let to you in good working condition - anything otherwise to be advised to the Representative and noted in the check in documents.  See house rules also.

CLEANLINESS OF THE BUNGALOW

This rental bungalow operates on a 'Self-Service' basis.  Washing machine, vacuum cleaner and cleaning equipment are provided for your convenience.

Occupants are to hand over the bungalow in a reasonable condition acceptable to management. Housekeeping is not provided. The permit holder will be responsible for the cleanliness of the bungalow, in the same condition as it is let on the first day. The furniture and utensils (wash after used) must be placed back to original position.

A minimum surcharge of AUD$50 (plus additional cleaning costs if necessary) will be deducted from the security deposit if the bungalow is handed over in an untidy and / or unsatisfactory condition.

FACILITIES IN THE BUNGALOW

The bungalow is equipped with a reverse cycle 3.5HP Fujitsu air-conditioner for both heating and cooling.  It has a lounge, a games room (convertible to 5th bedroom!), 4 bedrooms, 2 toilets and furnished with household amenities and centralised hot water system. It has a large common area and gardens at the front and back, with 2 open carports on the driveway and lots of parking spaces. The kitchen is fully equipped with gas cooking facilities, basic cutleries, crockery, refrigerator, micro-wave oven and other electrical appliances (toaster, frying pan, kettle, rice cooker).  Specifications may vary slightly from time to time as equipment and facilities are replaced or upgraded.

The master bedroom is fitted with a queen-size bed and its own toilet and showers.  The other three bedrooms have beds for two persons each and there is a central shower and toilet facilities.  All bedrooms are equipped with fans, basic linen, pillows, blankets etc.  Iron, ironing board, washing machine, vacuum cleaner and cleaning utensils etc. are available.

Occupants may use the public phones at the nearby shopping centre, which is across the road from the bungalow. Enjoy the local TV programmes or play a DVD movie while you are staying here in Perth.

Please bring your own bath towels and your own toiletries, or buy them from the Woolworths supermarket across the road.  The occupant is responsible for any breakage or loss.  This place is provided fully on a self catering basis. 

CHARGES FOR ELECTRICITY, GAS, WATER CONSUMPTION

The charges will be deducted from the refundable security deposit. It is advisable to switch off lights and electrical appliances when no one is in the bungalow to reduce costs.

·      Free water allocation is 7KL per week of rental (normally sufficient without charges. Excess $1.50 per KL).

·      Gas consumption is computed based on the meter readings at $0.9 per unit

·      Electricity consumption is computed based on the meter readings at average cost of $0.28 per unit.

 

Note:

· Charges are based on average cost recovery and they are generally low costs from $7.58 to $21.97 per week for the majority of tenants (PHB sampling: 9 months period in 2006/07).  Synergy electricity costs increased on 1 Jul 09 and new costs are anticipated to be $9.47 to $27.46 per week.  This method allows us to offer you lower rentals as we do not build in a $100 per week ‘rule of thumb’ consumption charge used by many holiday rentals. 

· For bookings of above 4 weeks, gas, electricity and water charges are payable every 4 weeks, and the last portion of 4 weeks or less will be deducted from the security deposit.

AMENITIES, PLACES OF INTEREST AND CLIMATE

Perth is a beautiful clean city with abundant eco-tourism.  The city is build around the Swan River estuary, with clear blue skies and beautiful lakes in many parts of the suburban areas.  There is no other city like Perth, so relaxing! 

Across the road from the bungalow, there is a supermarket, petrol station, a hairdressing salon, a bakery, Chinese takeaway and a newsagent. Within 1 minute drive from the bungalow is a medical centre and a pharmacy. About 5 minutes drive from the bungalow, there is the Ballajura Shopping Mall with a Chinese Restaurant and a fast food outlet (Red Rooster), and the lakes.  McDonalds Restaurant and many other restaurants are also within the vicinity. Places of interest nearby include the Malaga Markets (tourist market), Caversham Wildlife Park, Whiteman Park, wineries, vineyards and farms. Enjoy the beautiful lakes and parklands nearby while you stay at the bungalow.  

CLIMATE:  Winter - Jun, July, Aug (average temperature 18 degrees) Spring - Sep, Oct, Nov (average temperature 22 degrees) Summer - Dec, Jan, Feb (average temperature 30 degrees) Autumn - Mar, Apr, May (average temperature 24 degrees).   Strong coastal winds at times.

REPRESENTATIVE

The Representative details will be provided to you by the Owner whom you are booking your holiday bungalow.  (You need to show proof of your identify to the Representative during the administrative check-in to the property)

RESTRICTIONS AND INDEMNITY

There shall be no subletting of premises.  No pets are allowed.  Activities not conforming to laws in Western Australia are not permitted.

The owner / operator shall not be responsible for the loss of any valuables, money or personal effects of the occupants and guests.  Occupants and guests are responsible for their own safety and the owner / operator shall not be held liable for any injury or accident sustained by occupants and guests during their stay in the bungalow or accommodation. These are normal holiday homes and generally not suitable for people with wheelchairs.

OTHERS

Air ticket to Perth (including 2 ways land transfer to / from the bungalow) can be arranged through travel agents. From the Perth Airport, it takes about 30 minutes to reach the bungalow by taxi.  For transport by public Perth buses, multirider cards may be purchased at the newsagent. For full details about Perth buses, ferry and train services, call Transperth. The Representative may be able to assist you with advice. You may need to have a valid visa to visit Australia (enquire at the Australian embassy).

PROPOSED ITINERARY FOR PERTH

Perth, the capital city of the State, is home to 1.38 million people and enjoys more hours of sunshine than any other capital city in Australia. Sophisticated yet uncomplicated, the lifestyle in Western Australia is a relaxed one. It is recommended that you look up the Internet at www.westernaustralia.net for the various activities that you can enjoy on a holiday in Perth.

Speak to your Representative on arrival, or check up with them beforehand. You may be able to arrange for a local guide to bring you around Perth, at economical costs, visiting places that most tourists may not have the opportunity to see.  Check up the availability of Charter Services (Tours and Airport Transfers)

The following are 'whole day' tours except where otherwise indicated. Select and pick your choice to form an itinerary and enjoy Perth, the Capital City of Western Australia, famous for its natural beauty and exciting land marks.

Tour 1: Rottnest Island: Take a ferry from Hillarys Boat Harbour (Ferry Departure: 0830H and it takes 45 minutes cruise to Rottnest Island). At Rottnest Island, you will get to see a series of fine beaches, secluded coves, headlands, some cliffs and natural moorings which make it one of nature's natural holiday resorts. Take a bus to tour around the island. On your return trip to Hillarys Boat Harbour, visit the Sorrento Quay, one of the many boardwalk shops, and simply relax, have a coffee and enjoy the atmosphere there. How to get to Hillarys Boat Harbour: Travel by Reid Hwy, to Wanneroo Rd to Hepburn Avenue exit.

Tour 2: Adventure World - A 'Disneyland' style of amusement. A must for the family otherwise, you have not visited Perth! A family pass is normally cheaper. Included are free and unlimited rides, animals for you to feed, water activities, racing karts, boat paddling, castles - too many to name!. Visit Bibra Lake at the same time, to feed the swans and wild birds. Adventure World is closed in winter, otherwise, it is opened for most of the year. How to get to Adventure World: It takes about 1 hour from Ballajura to reach this amusement wonder. Ask the Representative for more details.

Tour 3: Pinnacles Tour, 4WD SAFARI Coach - Beautiful scenery and activities on the way. At Pinnacles desert, you can see a large area of limestone formations rearing up into the sky like giant needles, snowwhite beach to Wedge Island, huge white sand dunes. Booking may be made through Western Geographic Tel. 9336 4992 (est. cost: AUD $120 per adult, half prices for children). Pack lunch included. The Representative may be able to assist you.

Tour 4: Perth City Tour- Coastal Scenic Drive, City Beach, Kings Park and its view of Perth City, City Shopping, Burswood Casino. Walk the ‘hanging tree-top’ bridge while at King’s Park.  (Note: Late night shopping until 9pm is on Friday in the city precinct). Booking details may be acquired through the Representative.   

Tour 5: Caversham Wildlife Park and vineyards – Located within Whiteman Park with its history and museums.  Meet all animals and hand feed kangaroos, emus, wombats, koalas and many others. Next proceed to Swan Valley where you can taste some of Australia best wines. Visit the Midland Gates Shopping Mall and vineyards too on the same day. Guided tours may be arranged with the Representative at reasonable costs, minimum 2 people.

Tour 6: Shopping Extravaganza – If you like to shop, visit the large Galleria Shopping Centre at nearby Morley or Mirrabooka Shopping Centre. You will be amazed and a day may not be enough as there is so much on offer!  On the way back, visit Malaga Tourist Markets.

Tour 7: Fremantle Markets and History Trail - Visit the Fremantle Market (opens Fri, Sat, Sun only), one of the oldest market in this part of the world. On the way, visit the Fremantle Prison and other historical sites in Fremantle. Enjoy a fresh sea food meal at Kailis and smell the fresh sea breeze at the harbour. Guided tours may be arranged with the Representative at reasonable costs, minimum 2 people.

Tour 8: Bird Lovers and Nature TrailVisit Neil Hawkins Park (Boas St) on a day trip to Joondalup.  Feed the different varieties of parrots and other birds that will fly and feed off your hand. Bird seeds can be bought on site. See the wild ducks and swans. Have a picnic there - bring some food and drinks along. On the way back, visit the Wanneroo markets (Sat, Sun only) and the Joondalup Shopping Mall.  You can make cost effective arrangements through the Representative.

Tour 9: Wave Rock and York – Enjoy the sights of rocky wave formation, hippo's yawn and Mulka's cave. On the way there, visit York, a quaint old town with lots of history. Walk the swinging bridge while in York. To make this in one day, you need to start early and return late. Book your own or seek advice from your Representative.

Tour 10: Albany (recommends an overnight stay in Albany) – Listen to the Blow Holes and visit the Whale Museum, Natural Bridge, The Gap, Stony Hill, scenic lookouts, natural rock formation, unique flora, and lighthouses.  The fierce ocean waves and deep blue waters will fascinate you. Stay at a caravan park on-site van overnight to experience outdoor living before returning to your bungalow. Do your own cooking at the caravan park. Book your own or seek advice from your Representative.

Tour 11: Penguin Island and Rockingham - Tour Penguin Islands and see the fairy penguins. Ferry leaves daily early in the morning and returns afternoon. On the way there, enjoy coastal sceneries and visit the Rockingham City shopping mall. If you are lucky, you can do some whale watching from the shore along the coastal areas. Book your own or seek advice from your Representative.

Tour 12: Koalas, Caves and Lakes - Explore Yanchep National Park, offering boat excursions, cave tours, nature trail etc. Watch the Koalas in the Koala sanctuary. Take an excursion by boat around the beautiful lakes, followed by a tour of the underground Yanchep Caves.  Pack your lunch for a picnic at the picnic areas.

Tour 13: Moore River Estuary – Take a trip to this picturesque estuary (Edward St Guilderton) with its spectacular sceneries and sandbars.  There are gas barbeque pits free for use, a walk trail to the hill top to look out to sea, and fishing too!!  Watch the waves pound the shores when the sea is rough. Take a river cruise on the ferry, or hire a row boat or canoe.

Tour 14: Black Swans and Wild Birds (Half day) – Take a look at nature at Monger Lake and have a family picnic there.  Feed the black swans, wild ducks and other wild birds while you are there (they like bread crumbs!).  Walk around the lakes and enjoy the beautiful surroundings.

Tour 15: Penguin Island and Sea Lion Cruise – Take a ‘walk on the wild side’ at Penguin Island.  The ferry boarding point is at Rockingham, Safety Bay Road, about an hour’s drive from Perth.  Suggest that you take the first ferry trip at about 9 a.m.  The cruise takes you to a few islands, where you can see sea lions resting by the sea side, cormorants on an island peak, the nesting grounds of the pelicans and fairy penguins in its natural habitat.  Penguin island itself has good beaches with cool clear waters.  You need to see it to believe how beautiful the place is.  For more details, see http://www.myrockingham.net/penguinislandcruises.html.

Tour 16: Emu Lakeshore and Nature Walk – Entrance to Emu Lake is at Lakeshore Close, Ballajura near your holiday rental.  Turn left at the T-junction then walk down the path beside the large park along the lake shore. Enjoy your relaxing stroll around Emu Lake.  Watch the wildlife as you stroll to Paradise Quay, where you can enjoy a beer or try the wonderful pizzas / fish and chips.   Then continue around the lake till you get back to your start point. Or go straight to Paradise Quay, and have a barbeque there while the kids play at the playground.  A gas fire barbeque facility is provided by the town council free of charge.  Taps for washing also available, and you can also buy food or eat at the Summerlakes Shopping Centre across the road.
