This Rental Agreement is made on the basis of the terms and conditions and charges at the web pages below, and as agreed in this document.  This document is available on our web sites.

If you wish to extend your stay, you need to let the Representative know preferably 1 week in advance. Extensions will not be available if some other families have booked immediately after your rental period.

Note that while we endeavour to make your stay as pleasant as possible, we do not warrant for things beyond our control. Safety and proper use of the premises, furnishings, equipment and associated material is the responsibility of the tenant.

PAYMENT TERMS

  1. One person (hereinafter called the Tenant) will represent the group or family in this agreement for the period of stay. The person signing this agreement warrants that he / she shall be responsible for all matters pertaining to this agreement. Bookings are not refundable. TERMS  CASH AUD$.  Booking period cannot be changed once confirmed.
  2. The Tenant agrees to pay all monies related to the rental of the property, including but not limited to excess water charges, gas charges, electricity charges, damage to property, loss or breakage etc. This may be deducted from the Deposit and if the amount is insufficient, the Tenant agrees to make up for the shortfall through cash payment.
  3. For bookings of above 4 weeks, gas, electricity and water charges are payable every 4 weeks, and the last portion of 4 weeks or less will be deducted from the security deposit.

 

SOCIAL RESPONSIBILITY

  1. Immoral behaviour will invalidate your rental agreement and you and your group (or family) may be evicted without compensation.
  2. Clean the kitchen as soon as you are finished. The tenant is responsible for washing his / her dishes, cups etc. in this self-catering fully furnished accommodation.
  3. The person who last leaves the house should turn off the lights, air conditioner etc. to save energy. This will reduce your electricity costs.
  4. Smoking is prohibited inside the house - it is a fire hazard and bad for health.
  5. Be sure to put everything back into the same position - this will facilitate handing over to the Representative when you leave the bungalow.
  6. Do not make excessive noise if you have doors or windows opened, especially after 9.30 p.m.- people in adjacent houses may be disturbed.  No parties or large group visits are allowed, however limited visitors are allowed but they cannot stay overnight.  Ceremonial activities are strictly forbidden at this holiday rental and the holiday house is provided purely to you for your holiday stay.
  7. Toilets – Clean the toilets if you have used them and hand over as in original state of cleanliness.
  8. No altars, idols or burning of incense are allowed within the bungalow.
  9. Playing games within the house may cause damage to furnishings, fittings and decorative items that may cost you to replace. The garden in the backyard is safe for the kids to play (games requiring objects to be thrown about is not recommended due to glass windows and doors around the house.).
  10. 7 KL per week have been allocated for garden maintenance with an auto watering system (generally less than 7 KL).  You have 5 KL per week free water allowance, generally sufficient for a family.  Please do not switch off the auto reticulation system as this will eliminate all free water allowance when gardens are not watered.  We only charge for water above an average of 12 KL per week (except Jun – Aug which will be 6 KL due to reduced watering).
  11. Fruits and plants from the garden belong to the Owner – please do not pick them.
  12. The Tenant agrees to indemnify the owner of the property and its agents against all costs, losses, expenses, claims, damages, and other liabilities (including legal costs) arising from any wilful, tortuous or unlawful act or omission of the Tenant and his / her occupants, including any breach of State, Commonwealth or Local Council laws and regulations. 

 

MAINTENANCE OF GARDENS AND SURROUNDING AREAS

  1. During your stay, the Representative will have access to the gardens of the bungalow, check watering and do maintenance on the gardens so that the surroundings remain pleasant and beautiful during your stay.
  2. Place all refuse into the green garbage bin at the side of the house. The Representative will ensure that the council clears the rubbish each week during your stay.
  3. The Representative will contact you for access if the holiday bungalow requires maintenance that is internal within the house.

 

SECURITY

  1. We cannot take any responsibility for your belongings or any trouble that you may encounter during your stay at the holiday bungalow.
  2. Always keep your passport safely with you wherever you travel.
  3. The key to the property must not be duplicated. If you lose the key, the cost of a new lockset is payable at $105 plus additional installation costs. The key to the bungalow must be returned to the Representative at the end of the rental period (or earlier if you leave before the end of the rental period)
  4. Insects, Reptiles, Animals - Perth has a lot of wild life - do not touch unknown insects, reptiles or animals that you may come across.
  5. Obtain the clearance signature from the Representative when you vacate the holiday bungalow and produce this certificate for a refund of your security deposit.
  6. Lock all doors and windows when you are away from the holiday bungalow.  By signing this agreement, you are responsible for the reasonable security of the property, its furnishing and equipment after you sign-in and until you complete the clearance certificate on sign-out.

 

CARE OF EQUIPMENT AND OPERATIONS

  1. Microwave Oven - Set the microwave to medium. If set to high, your food may overheat and also cause damage to the equipment if unattended. Do not put glass or metal utensils inside the Microwave Oven as they will crack or explode. Read the instruction book if required for safe operations. Do not boil water with microwave - superheated water can explode.
  2. Refrigerator - The Refrigerator is set to Mid. Do not set to High otherwise your food may frost.
  3. Air-Conditioner - Do not set below 21oC otherwise the outdoor unit may freeze and cause damage (average repair costs $300 - $500 excluding parts). The remote control has already been preset for you so you need to turn it on or off. Fans are provided for the bedrooms.
  4. Carpets - The carpets has been cleaned regularly. Do not wear shoes inside the house for hygiene purposes unless the shoes are for internal use only. If carpets are soiled, you will be charged $160 - $220 for carpet cleaning. Damaged carpets will cost more.
  5. Automated Systems - The bungalow has a security system, and reticulation system for watering - do not attempt to set these equipment.  Ask the Representative for assistance if required.
  6. Window Blinds and Curtains - Do not attempt to pull or open blinds that you are unfamiliar with. They may break if operated incorrectly. Call Anne ( 9249 4395 for assistance.
  7. Meals, Food and Drinks - For hygiene purposes, do not eat food anywhere in the house except in the dining area.
  8. Toilets - Do not throw sanitary napkins into the toilets, it will choke up the sewer pipe. The cost of clearing a blocked sewer pipe starts from a minimum of $120 per hour, and total costs depends on how long the plumber needs to fix the problem. If water continue to flow after flushing, press the flush button again to conserve water.
  9. Wash basins - Do not flush food or solids down into the wash basins. A strainer is provided so that you can collect any solid substance for disposal into the rubbish bin provided. The cost of clearing a blocked drainage pipe starts from a minimum of $120 per hour, and total costs depend on how long the plumber needs to fix the problem.
  10. Walls - Do not place stickers on walls.  Paint will come off when you remove stickers, causing damage.  When carrying objects, be careful to avoid hitting walls to avoid damages.
